The development journey of this property
At the beginning this house was supposed to be the second residence for the founder of the foundation Early Birds Stiftung für Kinder. After his death it was completed according to his design wishes and commodity preferences.
- A modern townhouse owned by the Early Birds Stiftung für Kinder in Germany to be finished
- Interior design had been planned according to the wishes and ideas of the owner / founder of the foundation
- Rental situation, maintenance and care unclear
- Foundation in Germany needed a reliable manager to handle all property matters pro-actively
- Collaboration with Katrin Ackfeld, interior designer who created a beautiful blend with the house architecture and a welcoming, bright and friendly atmosphere.
- I adjusted the decoration items and took care of all functionality checks, and adjustments in order to activate the house for guests.

- Sudden technical problems (i.e. flooding in technic room, instability of electricity, overheating of doorway, etc.)
- Proximity to sea and exposed to weather conditions
- Take over of general power and digital certificates to handle all bureaucratic matters
- Create a maintenance plan, documentation, annual reviews and checks about the internal and external house conditions (ground movements and cracks, humidity & oxidation issues, smart home issues, etc.)
- Bookkeeping & set up financial management
- Contract improvements & negotiations (e.g. internet, electricity, adequate security, etc.)
- Relationship building with trades and service providers
- Create a network to maintain the house (cleaning, emergency support from neighbours, handyman, restaurateur, etc.)
- Coordination of all parties involved
- Plan, coordinate & control required remodelling (A/C adjustments, practicality of kitchen, etc.)
- Market and legal research to set up long-term rental
- Marketing & presentation according to market demand
- Representation to authorities and lawyer
