El Molinar is a quaint seaside neighborhood located close to Palma de Mallorca, renowned for its charming atmosphere and beautiful beachfront. Originally a traditional fishing village, El Molinar has retained much of its original character despite modern developments. The area’s origins are deeply tied to its maritime activities, with old windmills (from which the name “Molinar,” meaning ‘place of mills,’ is derived). What sets El Molinar apart is its delightful promenade lined with small bars and cafes, offering an authentic Mallorcan dining experience with views of the sea.

The development journey of this property
Initially, the house was intended to serve as the second residence for the founder of the Early Birds Foundation for Children. Following his passing, it was finished according to his design preferences and comfort standards.
Working closely with the architect, his team, and the interior designer, GoasLIVING oversaw its completion, furnishing, and continues to manage it.
- A modern townhouse owned by the Early Birds Stiftung für Kinder in Germany to be finished.
- Interior design had been planned according to the wishes and ideas of the owner / founder of the foundation.
- Rental situation, maintenance and care unclear.
- Foundation in Germany needed a reliable manager to handle all property matters pro-actively.
- Close collaboration with the interior designer who created a beautiful blend with the house architecture and a welcoming, bright and friendly atmosphere.
- Building a strong relationship with the constructing and reformation team and the lead architect.
- Finishing touch of household items and decoration items according to rental requirements.
- Taking care of all functionality checks, and adjustments in order to activate the house for guests.

- Contract improvements & negotiations (e.g. internet, electricity, adequate security, etc.).
- Relationship building with trades and service providers.
- Create a network to maintain the house (cleaning, emergency support from neighbours, handyman, restaurateur, etc.).
- Coordination of all parties involved.
- Plan, coordinate & control required remodelling (A/C adjustments, practicality of kitchen, etc.).
- Market and legal research to set up long-term rental.
- Marketing & presentation according to market demand.
- Representation to authorities and lawyer.
